PRE-PURCHASE INSPECTION This service consists of a visual inspection of the dwelling, outbuildings and any other associated feature. Citywide Building Consultants (Auck) Ltd will provide a comprehensive to the point written report in plain easy to understand terms. Our reports are in sections, which cover, Sub floor, Exterior cladding, Roof; Interior, Ceiling space and Surroundings (Fences, Outbuildings and Driveways etc). This thorough inspection is visual (at this stage no destructive testing takes place). Citywide Building Consultants (Auck) Ltd can provide indicative moisture testing which, based on the results, would lead to a recommendation that further in-depth testing be carried out. Photographs can be taken of relevant points if required.

- COUNCIL SITE FILE RESEARCH AND LIM REPORTS AT $95.00 +GST PER HOUR.
SAFE AND SANITARY REPORTS(UNDER THE TERMS OF SECTION 64 NZ BUILDING ACT 1991) In the instance where Building work has been carried out without first obtaining the appropriate building Permissions from Council, Citywide Building Consultants (Auck) Ltd will prepare a written report of such work. This service consists of a visual inspection of the works and materials used, when necessary photographs will be taken to support the report. A simple straightforward report will be prepared detailing the work and summarising the current status. The report will be placed on council's property file to establish acceptance of these works.

MOISTURE MANAGEMENT PLAN To give homeowners and prospective homeowners peace of mind, we have developed a moisture management system that will provide a full work up of the cladding and monitor its performance on an annual basis. The results of which are documented and left with the homeowner in the form of a report, which will be updated each year. We will undertake a thorough inspection of your property using the latest scanning equipment in conjunction with probe readings of all critical and high-risk areas to establish the moisture content of the timber framing. Digital photos and grid
identification of the exterior of the dwelling are used to map the moisture readings, making repairing and tracking the problems much easier.
- THE COST OF A COMPLETE MOISTURE SCAN INSPECTION, MAPPING OF YOUR PROPERTY AND FULL REPORT IS ONLY $450.00 + GST WITH THE SUBSEQUENT ANNUAL INSPECTION, MAINTENANCE REVIEW AND UPDATING OF THE REPORT ONLY $250.00+ GST.
CLADDING ASSESSMENT
This is to review the exterior cladding and provide a report with photographs identifying any issues associated with the cladding. This report will provide recommendations as to how best resolve any identified issues.
- THE COST OF A COMPLETE CLADDING ASSESSMENT INCLUDING REPORT IS $450+ GST.
BUILDING RELOCATION REPORTS
We are very much aware of the requirements of all councils (local and afar) regarding relocation reports as part of consent (planning and building) approvals. Currently we are delivering a successful service to a large and established house relocation company. This service assists in providing a Fast Effective and Efficient service for all involved. This service is a report that is made available to the purchaser or intended purchaser of the dwelling as part of the potential sale price and relocation arrangements. Citywide Building Consultants (Auck) Ltd carryout a site visit to determine the condition, photograph and make all recommendations necessary. This service pre-empts any unforeseen matters. This report consists of colour photographs and is bound ready for presentation to the purchaser and/or district council.
